Four questions, and the third one is the hard one.
SDA is sampled per dwelling and per resident, which means general policies are rarely the answer. These are the places providers find they have the practice but not the paperwork.
- Is the dwelling enrolled, and does the evidence match the category? Enrolment and re-enrolment, the enrolled dwelling register, the design standard conformity checklist and the assessor record — joined up, not filed in four unrelated places.
- Is the resident’s tenure written down properly? A residency and occupancy agreement, reasonable rent contribution worked out on a documented method, and the resident’s rights to quiet enjoyment of their own home written where they can read them.
- If you provide the home and the supports, how is that separated? The SDA/SIL conflict of interest separation policy exists for this. It is the single most predictable question for a provider doing both, and the hardest to answer after the fact.
- Is the building actually safe, on paper? Fire safety certification, building compliance, the maintenance plan and register, routine inspection, and a personal emergency evacuation plan for the person who lives there.

Who is this not for?
Providers who do not enrol SDA dwellings. SDA is its own registration with its own evidence, and if you deliver supports in someone else’s housing, the kit you want is the Complete SIL Compliance Kit.
We deliver both SDA and SIL. Is that a problem?
It is common and it is allowed. What it creates is a predictable line of questioning about whether the resident’s choice of support provider is genuinely independent of their housing. This pack includes the separation policy written for that arrangement, which is the document providers doing both most often do not have.
Does this certify my dwelling’s design category?
No. Design category certification is done by a qualified SDA assessor and nothing written here substitutes for it. What the pack gives you is the conformity checklist and the assessor record structure, so the certification you hold is filed as evidence rather than sitting in an inbox.
Is it 26 documents, or 26 files padded out with folders?
26 Word files, every one of them a document. Folders are not counted. Six of them are the shared operational layer — rostering, handover, timesheets and SCHADS — which SDA providers running supports also need. The index above lists every title.
